Staging Tips for Baltimore Sellers

Staging your home is the easiest way to attract buyers and sell fast—but contrary to popular belief, you don't have to spend a lot of money for your listing to stand out. Take a look at some of our foolproof staging tips, and let us know if you have any questions. We'd be happy to offer recommendations before your home hits the market!

Start on the Outside

Create curb appeal

When it comes to selling a home, first impressions matter more than you think. And because today's buyers prefer to preview listings online, the first thing they'll see is an exterior shot of your home. Ramp up your curb appeal by taking care of any lingering issues, such as peeling paint or a hanging shutter. Now is also the time to powerwash and add a few extra touches, like new light fixtures or house numbers.

Welcome buyers inside

Even if your front porch is small, you can still transform it into a welcoming area for buyers. Do this by sweeping away any debris, setting out a welcome mat, or hanging a wreath on your front door. You can up the ante by incorporating seasonal decorations, like pumpkins in the fall or potted flowers during spring. Just don't add too much decor—it could make your space seem cramped!

Work the landscaping

Potential buyers might not even make it inside your home if your yard resembles a jungle. Spend some time trimming back your landscaping and making sure your lawn is mowed and free of brown spots. If your outdoor space seems sparse, don't be afraid to add splashes of color with a few low-maintenance plants. Crepe myrtles, roses, and small evergreen shrubs are all native to Maryland and do well in our climate!

Clean & Repair

Brush up on maintenance

Now is the time to address any lingering maintenance tasks on your to-do list. You might not notice a sticking door or a creaky floorboard, but a home inspector definitely will! If you want to save a bit of money, consider DIYing these fixes yourself. However, it's best to call in the professionals for major repairs, like a leaky roof or HVAC issues.

Clear out some clutter

Let's face it—we all have a little bit of clutter. But when you're selling your home, it's best to pare down your belongings as much as possible to make your spaces feel larger. Start working room by room and sort your stuff into "keep," "donate," and "throw away" piles. This will help you stay organized and know exactly what you're getting rid of. It might be worth renting a storage unit or hosting a yard sale, too.

Deep clean

No buyer wants to walk into a home that's covered in dust, dirt, grime, or mildew. Even if you keep your space clean, you should still do a thorough scrub-down of every nook and cranny to impress buyers. Don't have time for a deep clean? We'd be happy to recommend a professional cleaning service that can get your house looking its best.

Do a Little Decoration

Un-decorate

When buyers tour your home, they want to envision themselves living there. However, your decor, family photos, and furniture could prevent them from seeing your listing's full potential. Take some time to un-decorate—by that, we mean getting rid of any personal touches, repainting with neutral tones, or rearranging your rooms to make them appear bigger. If you're having trouble deciding what should stay or go, just give us a call for some advice!

Lighten up... your rooms

Today's buyers are looking for homes with tons of natural light. That means you should throw back the drapes, turn on your lights, and open the windows before a showing—it'll actually make your space appear bigger and brighter! If you have a room that doesn't get a lot of sun, try incorporating some lamps with high wattage bulbs or hanging a mirror on the wall to reflect more light.

Add some seasonal touches

When it comes to staging your home, less is definitely more. However, that doesn't mean you can't get creative with some seasonal decor! Adding a few tasteful accents—like fresh-cut flowers, evergreen garland during the holidays, or a stunning tablescape—will help buyers feel welcome from the moment they step through the door. Just remember not to go overboard!
